Snow Plowing in Novi

Snow removal in Novi’s newer subdivisions and association communities, where wide drives and three-car garages are the norm.

This is a referral service. In Novi, the plowing, shoveling and salting are done by an independent operator under its own name and insurance.

The Subdivisions

Newer Homes, Bigger Drives

Most of Novi was built from the 1980s onward, and much of it is organized into homeowner associations with their own common areas, entrance roads and sometimes their own plowing contract. Houses are generally larger colonials with wide, three-car driveways and side-entry garages, and the Walled Lake shoreline adds a band of older lake homes on tighter lots.

Before hiring for a single home, check what your association already covers. Some Novi associations clear the streets and entrances only; a few also clear driveways and walks. Knowing that first stops you paying twice for the same pass.

Wide-drive season pricing is on the cost page, and walkway clearing covers the service walks and steps associations usually leave out.

Why This Community Is Different

What Actually Decides a Quote in Novi

Novi is where the private-road argument is most concrete. Bellagio — 55 homes on 73 acres — Maybury Park Estates and Tuscany Reserve are gated communities, and a gated community’s internal roads are nobody’s public responsibility. The city’s own sidewalk contract is the best-documented winter procurement in the county: about 37 miles cleared at $0.042 per linear foot per push, with drifting-prone sections at $0.550, and roughly 15 events anticipated annually at a two-inch trigger. That is the number an association here should be checking its own quote against. For road associations.

Who Plows What

Jurisdiction and Trigger Depth

Up to three inches, Novi works major roads around the clock and local streets during business hours only. Above three inches, locals are reached once the majors are safe. The city maintains 200 lane miles of major road and 312 lane miles of residential, plus roughly 37 miles of sidewalk and pathway under a separate contract. It does not maintain roads under RCOC or MDOT jurisdiction.

The Sidewalk Rule

What Novi Requires

Within 48 hours after an accumulation of two inches or more ends, under ordinance sections 21-57 and 21-126. Ice must be sanded or salted immediately and removed within the same 48 hours. Corner lots must also clear the sidewalk ramps. Rear-lot sidewalks are excluded, and single-family homes adjacent to major pathways of six feet or more clear only the front section. No dollar penalty is published.

The Housing

What Gets Cleared in Novi

Novi has the county’s clearest build-decade record and its lowest owner-occupancy among the larger suburbs at 66.3%, which shifts a meaningful share of the market from single driveways toward association and commercial contracts. Median home value $421,900, 2.48 people per household.
